A bay city with a lot of commercial property

Downtown Sarasota and the bayfront sit on Sarasota Bay. The Ringling has 66 acres of bayfront grounds that include the Museum of Art and Ca’ d’Zan^[1], and Ca’ d’Zan is on the Sarasota Bay waterfront^[2]. The Van Wezel Performing Arts Hall is on the bay at 777 N Tamiami Trail^[3], and Selby Gardens’ downtown campus has 15 acres along the bay^[4]. Sarasota Memorial Hospital’s flagship campus is the county’s largest employer^[5].

What waterfront property is up against

UF/IFAS explains that moisture, oxygen and salt together drive corrosion, and that in humid coastal areas where the moisture is salty it happens readily^[6]. That is a reason to keep bayfront metal, railings and concrete clean and inspected. It is not a reason to blast them, which is why we match the method to the material.

The rainy season sets the calendar. The National Weather Service defines it as May 15 to October 15 for Southwest Florida^[7]. Sarasota-Bradenton’s normal annual rainfall is 49.05 inches (1991-2020), and 2024 came in at 78.07 inches^[8]. UF/IFAS Extension says mildew needs moist, warm air, grows best between 77 and 86 degrees, and flourishes in dark areas with poor air circulation^[9]. What the City expects

The City of Sarasota’s Code Compliance division enforces property maintenance and exterior appearance standards in residential and commercial areas. Anonymous complaints have not been accepted since July 1, 2021, and complainants register in Citizen Connect^[10]. A stained exterior is easy for a neighbor to report and easy for us to fix.

Storm seasons leave a lot to wash off

After Hurricane Ian, about 113,647 cubic yards of debris were removed from roads and public property in the City of Sarasota^[11]. Hurricane Milton made landfall at Siesta Key on October 9, 2024, the first landfall in Sarasota County since 1944^[12]. Where the water goes
