Sarasota Memorial Parking Garage Pressure Washing: Before and After

We cleaned a parking garage at Sarasota Memorial Hospital in downtown Sarasota. These are the photos from that job, and why a garage like this needs it.

The top deck

The before photo is the open top deck of the garage. The concrete is a dark, blotchy gray, and you can see the dark tire tracks worn into the driving lanes. The painted lines are faint.

In the after photo the same kind of deck is a lighter, even gray, and the painted parking lines stand out clearly. The photo was taken from a different spot, with a tall building in the background.

Mid-job

These two photos were taken while the work was in progress, and they show the difference better than any description. The pale letters spelling our name are clean concrete inside a much darker deck. In the second photo, the dark strip on the left is dirt still on the deck, and the lighter concrete to the right of it is clean.

The walls and lanes

The before photo shows green growth along the base of the wall where it meets the drive lane, with a dark, dirty floor around the arrow. In the after photo, the wall and the parking bay beside it are clean and even, with no green along the base. These two photos were taken at different spots in the garage, and both were taken after dark.

Why a parking garage needs cleaning

• Safety. Green growth on concrete gets slick when it is wet. A garage lane and the walkways beside it are where people walk and drive every day.
• First impression. For a hospital, the garage is often the first thing a visitor sees. People arrive worried, and a clean, well-kept garage is one less thing to think about.
• Visibility. Dirt hides painted lines and arrows. Clean concrete makes the markings easier to read.
• The concrete itself. Growth and grime hold moisture against the surface. Cleaning it off regularly is cheaper than dealing with what that moisture can do over years.

What property managers can check

• Walk the lowest and shadiest levels first. Growth shows up there before it shows up on the sunny top deck.
• Look along the base of walls and around drains, where water sits.
• Look for dark tire tracks in the driving lanes. That is grime built up in the same path every day.
