Soft washing versus pressure washing

Stucco is rough and porous, and roofs and painted walls are easy to damage. A hard blast of pressure can chip a surface, strip paint or push water where it should not go. We use low-pressure soft washing on roofs, stucco and painted surfaces, and save higher pressure for hard surfaces like concrete.

What building owners can check

• Look at the roof drains. Growth or debris around them means water is sitting.
• Look along the walls at the roof edge, where staining collects.
• Look low on the building walls, and near lawn edges and sprinklers, where staining shows first.
