An island between the Gulf and the bay
Longboat Key sits between Sarasota Bay and the Gulf of Mexico, and the town is split almost evenly between Manatee and Sarasota counties[1]. State Road 789, Gulf of Mexico Drive, runs the length of the island[1]. That position puts everything on the island within reach of salt-laden air from one side or the other.
Commercial and resort property
The Resort at Longboat Key Club offers golf, a spa, tennis and a beach[2]. Shoppes of Bay Isles at 525 Bay Isles Parkway is anchored by Publix[3]. Just south, St. Armands Circle has more than 130 stores and restaurants[4]. Condominium associations own much of the rest, and under Florida law the association is responsible for maintaining the common elements[6].
Salt is the difference
UF/IFAS explains that moisture, oxygen and salt drive corrosion, that it happens readily where humid coastal moisture is salty, and that salty moisture pits aluminum such as sliding-door trim[5]. For a resort, a shopping center or a condominium, that means railings, trim, fixtures and painted surfaces need regular attention, and dirt and growth left on them hold moisture against the finish. We wash at low pressure on painted and delicate surfaces so we do not force water behind trim.
The rainy season runs May 15 to October 15[7]. Schedule the big washes around it, and around your guests and residents.
Where the water goes
Sarasota County’s code prohibits non-stormwater discharges to its stormwater system unless exempt under the county’s permit[8]. With the Gulf on one side and the bay on the other, runoff is a real concern here. Where the wash water goes matters as much as the cleaning.
