A planned community with its own structure

Lakewood Ranch is about 12 miles northeast of downtown Sarasota^[1]. It has 5 business parks, 3 town centers and 13 neighborhood plazas^[2]. Districts, ponds and approvals

The Stewardship District was created by Chapter 2005-338, Laws of Florida, and covers 23,055 acres in Manatee and Sarasota counties^[5]. It is responsible for dozens of lakes and stormwater ponds, which are man-made and interconnected^[6]. Your property may also answer to a Community Development District, an HOA or a declaration with its own exterior rules. Ask your manager whether cleaning needs notice or approval before we schedule it.

Orange stains are not always algae

UF/IFAS says most Florida well water is high in iron, and that irrigation with it leaves orange streaks on the sides of buildings^[7]. Iron staining is a different problem than green algae or black mildew. If you see orange on walls, walkways or curbs, tell us and send a photo. We will tell you honestly whether washing is the right fix.

The rainy season runs May 15 to October 15^[8], and many properties here are shaded by trees and sit beside ponds, so growth builds up on walls and walkways.

Where the water goes

Manatee County prohibits discharges to its municipal storm sewer system other than stormwater flows^[9]. Lakewood Ranch’s ponds are part of the stormwater system.
