What the photos show

This is a commercial dumpster enclosure with two large green bins behind a gate. In the before photo, cardboard and trash have spilled out onto the ground, and the concrete pad is dark, stained and wet with standing liquid.

In the after photo the litter is gone and the pad has been washed. The concrete is lighter and the ground is clean and wet from the wash. To be straight about it, the bins in the after photo are still full. The difference is the pad, which is the part that gets stained and smelly.

Why plazas and shopping centers should clean the pad

• Odor and pests. Liquid and food waste that soaks into a slab can smell and can draw pests. Washing the pad removes what the trash service does not.
• Slip risk. A wet, greasy pad is slippery for the workers and tenants who use it.
• What customers see. A shopping center is judged in the parking lot. A stained, littered enclosure near a storefront tells customers the property is not looked after.
• Tenant complaints. Restaurant and food tenants are usually the ones closest to the dumpsters. A clean pad means fewer calls to the property manager.

What property managers can check

• Look at the pad, not just the bins. Dark stains and puddles that never dry mean it needs washing.
• Check the gate and walls around the enclosure. Splashed grime builds up on them too.
• Ask how often the pad is cleaned. If nobody knows, it probably is not.
