Graffiti Removal in a Parking Garage: Before and After

Spray paint across two walls of a parking garage, and the same corner after cleaning. Graffiti is one of the few cleaning jobs with a deadline in the city code.

After

Left: before. Right: after. The after photo was taken at night, with the floor still wet from the wash. Photos from a Paps job.

What the photos show

The before photo is a corner of a parking garage where two painted walls meet, next to a fire extinguisher and a trash can. Someone had spray-painted words in black across one wall and in red across the other. In the after photo, taken at night once the job was done, the paint is gone from both walls and the floor is still wet from the wash.

Graffiti is a cleaning job with a deadline

Most exterior cleaning can wait for a convenient week. Graffiti often cannot. In the City of Sarasota, the code makes it unlawful for a property owner, a manager or agent for the owner, or whoever is in possession or control of the property to fail to remove or effectively obscure graffiti within ten days of receiving notice from the city. If it is not done, the city can remove or cover the graffiti, charge the owner for the cost, and sue to recover it with attorney’s fees (City of Sarasota Code, Sec. 21-45). Other cities and the counties have their own rules; our guide to strip center exterior codes in Sarasota, Bradenton and Manatee covers them.

We are a cleaning company, not lawyers. This is a plain summary of the city code with a link to the full text.

Why it is worth removing quickly

• Customers and tenants see it first. A parking garage, stairwell or strip center wall with graffiti on it tells people the property is not being watched.
• The surface matters. Painted walls, stucco and bare concrete do not all clean the same way. Send us a photo of the wall and the graffiti and we will tell you what we see.

Graffiti removal is part of our parking garage pressure washing in Sarasota and Manatee County, and of our strip center pressure washing. Both are part of our commercial pressure washing in Sarasota.
